At Integer Investments, we understand the importance of access to capital for property developers. Our 100% Renovation Finance product is designed to support experienced developers looking to refurbish and maximize the value of their investment properties.

Eligibility Criteria

Experienced Developers Only

  • This product is exclusively available to seasoned developers with a proven track record of successfully completing renovation projects.
  • Borrowers must demonstrate experience with at least 3 completed developments of similar scale.

Funding Terms & Loan Structure

Purchase Loan – Maximum 70% Loan-to-Value (LTV)

  • We finance up to 70% of the purchase price of the property. Regardless of GDV, the borrower needs to have funds in place to pay 30% of purchase price.

100% Renovation Costs Covered

  • We provide full financing for approved renovation costs, allowing developers to maximize property improvements without tying up personal capital.

Total Loan Must Not Exceed 70% of Gross Development Value (GDV)

  • The total borrowing (purchase loan + renovation loan) must not exceed 70% of the projected post-renovation value of the property.

Staged Release of Renovation Funds

  • Renovation funds are not released upfront but in stages, based on work completion and verification. Each stage needs to be supported by evidence of progress, and contractors’ invoices.

Typical Drawdown Structure:

  • Stage 1 – Upon property purchase and commencement of works. Maximum 20% of total renovations.
  • Stage 2 – After key structural work completion (e.g., walls, plumbing, electrics). Maximum 20% of total renovations.
  • Stage 3 – Once interior finishes and installations are completed. Maximum 20% of total renovations.
  • Final Stage – Post final inspection and certification. The final stage is at least 40% of total renovations and it is disbursed when the property is ready to be rented or sold and is in clean conditions.

Works Must Be Conducted by Experienced Contractors

  • All renovations must be carried out by experienced and professional contractors.
  • Borrowers must provide details of their construction team, including previous project experience and references.
  • Where necessary, we may require third-party project monitoring to ensure quality and compliance.

The cost for this product is as follows (as of today):

Interest rate per month: 1.05%

Arrangement fee: 1.95%

Exit fee: 0.95%

Broker fee (if any): 0.50% (Integer pays additional fees to brokers introducing clients)

Adjustments are possible in either direction based on credit score or significance of development.
